“Free Roof Inspection” Shouldn’t Feel Sketchy: My Owner’s Guide to Booking One in the Spring

I’m going to say something out loud that a lot of honest roofers think but don’t always say: our industry has some bad actors—and they make it harder for the rest of us who are trying to do it the right way.

Spring and storm season are when it gets noisy. Door knockers. Flyers. companies from half way across the country with the “We’re in your neighborhood.” And the phrase “free inspection” gets thrown around like it’s a trick.

our partner, The BBB, has warned homeowners that roofing scams tend to pop up after big storms, and that BBB Scam Tracker often receives reports tied to shady “free” roof inspection offers. That’s why I want you to know what a legitimate inspection looks like and how to protect yourself.

I’m Adam, founder and co-owner of SB Roofing Solutions. I started SB Roofing Solutions after 25+ years in this work because homeowners deserve straight answers, fair pricing, and clear communication. when i tell you i have seen it and heard it all, I have. These experienced shaped how i wanted to market sb roofing solutions, long before we opened the company.

The goal of an inspection is clarity for the homeowner—not pressure. in fact, it shouldn’t even be a “sale”.

A good inspection should answer four questions:

  1. Is anything damaged or wearing out?

  2. Is water being managed correctly (roof + gutters + downspouts)?

  3. What are my options, and what’s truly urgent?

  4. do i understand the life cycle of a roof and where my roof is at in it’s own life span?

If you don’t leave with clarity, it wasn’t an inspection—it was a sales pitch.

My “non-negotiables” for any inspection (even if you don’t hire us)

Ask for these:
Photos: if someone says they found damage, you deserve proof you can see
A summary: what’s fine, what’s not, and what they recommend (with pricing)
Time: you should be able to think, ask questions, and get a second opinion

When I’m on a property, I explain what I’m looking at in plain language. I’d rather you understand your home than feel rushed into a decision, which would ultimately fall back on our reputation later.

Red flags I want you to watch for

These are the moments when I’d slow things down:
• “Sign right now” language (especially at the door)
• claims of “major damage” without photos or explanations
• numbers that change every time you ask a question
• refusing to put scope/pricing in writing
• contact info that doesn’t match across their website, BBB profile, and listings (if there are any)

You can protect yourself by checking a business’s online presence. Google’s Business Profile guidance notes that verification gives a business ownership of its profile and helps ensure info is accurate—so if a company can’t keep basics like name and contact details consistent across platofrms, that’s a concern.

How SB Roofing Solutions keeps the process simple

We built our company around a mission: “superior exteriors with ease.” That means:
• We start with a free inspection / free estimate.
• We document what we see and walk you through it, with photos and videos.
• If you move forward, a dedicated project manager is your point of contact for scheduling, updates, and next steps. Insurance part of the equation? our project managers are able to go to bat against them on your behalf.

Door-to-door tip: a polite boundary you can use

If someone shows up uninvited and offers a free inspection, you can say:
“I appreciate it. I’m going to verify your business and I’ll call you if I want to schedule.”

BBB’s guidance is essentially the same idea: be cautious after storms and choose businesses you can trust.

When to get inspected (even if you feel “fine”)

The best time to inspect is before your roof forces your hand. NRCA recommends inspecting roof systems at least twice per year—preferably spring and fall—and also after severe weather events like hailstorms. That’s the proactive rhythm I like for homeowners who want peace of mind.

If you’re local to missouri and you want straight answers without pressure, I’d be happy to take a look. sb roofing solutions is based in missouri but proudly serves the greater midwest with no additional travel fees.
